To ensure that all guests enjoy their stay and for the consideration of our neighbors, we require signing the following agreement:
By signing, dating & returning this form to include the credit card authorization form for the reservation you have made, you have acknowledged and have agreed to the Terms & Conditions set forth by Guest House Suites as written below. Failure to complete this form is grounds for cancellation of the reservation. We are 100% contactless and onsite everyday desk hours 9:00 AM - 5:00PM.
We accept Visa, Mastercard, Discover, and American Express. Cash is NOT accepted.
A pre-authorization of $200 is held 1 day before arrival and voided 7 days after departure. This is not a charge, this is a hold on your card released 7 days after departure.
If any change of dates (including shortening a reservation) is requested 15 days before arrival, a one-time change is permitted, subject to availability. There is a $75 fee for this change whether upgrading, downsizing or just changing your reservation, and your deposit becomes non-refundable. Late arrivals or early check-outs/shortened stays will be charged in full per the original reservation.
Our Hotel's small size means cancellations affect us significantly. The policy is Firm: Full refund for cancellations 30 days before check-in. If booked fewer than 30 days before check-in, you must cancel within 48 hours of booking confirmation and at least 14 days before check-in for a 50% refund if canceled at least 7 days before arrival. If you make a reservation for your stay within that 14-day window and then cancel, you are still held to the cancellation policy. No Shows forfeit the entire amount of reservation. Shortened stays are at your discretion and there will be no refunds, if you are the cardholder/payor but not the guest and the stay is shortened there will be no refund.
We extend a complimentary reservation hold for the rooms you require, and your guests should contact us to secure their bookings no later than 40 days prior to your date. Any unconfirmed reservations beyond that point will be released to the public. If guest bookings are canceled, a refund may be given only if cancelled 40 days prior. Please fill out our wedding reservation form so we can reserve for your special day.
Guests are welcome to check in any time after 4:00 pm on their day of arrival. Guests will receive self-check-in instructions the day before arrival via email. If you should need anything after hours that cannot wait until the next business day, please call 978-358-1800 and you will reach someone off the property, in the event of a disturbance please call the Police immediately.
There is a $47.25 charge for late check-out requests that extend to 11:00 am, and a $63.00 charge for late check-out requests that extend to 12PM. This ensures enough time to properly sanitize guest rooms between stays. Late and Early Check-ins are available for purchase in your boarding pass and will be approved if available.
We do offer late check-outs and early check-ins for purchase in our boarding passes if available!

Unfortunately, the Inn at Ring's Island does not accept pets anywhere on the property, including the parking lot. No exceptions will be made. An automatic $500.00 cleaning fee will be assessed for any pets in the Inn.
NON-SMOKING PROPERTY The Inn at Ring's Island is smoke-free. Smoking inside or outside any room or suite will result in an automatic $500.00 charge.
Rooms #1 - #11 are wheelchair accessible but our showers come equipped with bathtubs. Therefore, our showers are not wheelchair accessible.
Please DO NOT leave your food behind or trash in or strewn about the room(s), doorways, decks, outside, or any other area aside from placing in the trash receptacles provided in your room. Remove all alcohol, ice bags, and food from the fridge. Check the fridge/freezer before you leave. Thank you.
There are no remotes for the mini split (AC / Heating wall unit) the thermostat is on the wall. If it reads HO it is just going through its motion please do not push any buttons as it stops the process.
We photograph the damage and charge accordingly using the same cost guideline as the theft charges below. We don't like to do it but it affects us significantly.
We are a small inn and theft and damage of any kind affects us significantly. Please be a good human and just don’t do it. Missing items will be charged to your credit card. Damaged / Missing towels and linens will be charged at the replacement cost of $50.00/item, comforters $100.00. Guest House places a certain set of towels in every room based on the capacity of the room. 2 bedrooms have 5 sets of towels, 1-bed rooms have 3 sets of towels so please do not help yourself to our towels/linens. We are very thorough with all items. We Thank You!!
Please help us avoid noise complaints by being courteous to other guests who may be sleeping, especially after 10 pm and before 7 am.
No parties or large gatherings are to be hosted in your room or suite.
Cooking is not allowed in any room, except our suites 15, 17, 18 with full kitchens. Guests are responsible for any damages to a room and/or missing items and will be charged accordingly. No barbecuing per the State and local Fire Marshall.
There is at least ONE spot available per room but some suites have TWO spots! Please make sure you park in your numbered spot/s.

Wi-fi is included in your room rate. The password is noted in your room in the Inn's menu and your boarding pass.
Any dish-ware or glassware/silverware/cookware missing or broken will be charged accordingly. Do not bring items from one room to another, if it is not in the room where you found it you will be charged for it, do not place inside furniture outside and do not hang items outside of rooms, i.e. towels hanging on balcony etc
Guests are responsible for any damages to a room and/or missing items and will be charged accordingly. We document, photograph, and email you the charges and damage and/or cost of missing items
Our outside planters, we take great pride in our flowers around the premises, DO NOT use our planters to hide/snuff out your cigarettes, beer cans, nips or any of your trash! Thanks!
We are a small 18-room Inn, we are a place for guests to come, relax, enjoy, brides & grooms get ready, families gather, etc. We do our very best as a small team to keep things nice and our guests happy and coming back. We wish we did not have to have the rules we do but sometimes one bad apple spoils the bunch. We must spell each and everything out and charge accordingly when things happen.
